Design-Build Expertise & Proven Results

We combine your dream home vision with our meticulous attention to detail to create the perfect home for you. Our approach is practical and sensible: your home will be carefully crafted to reflect your present desires while still accommodating your future needs. Here’s our process:

Phase 1 – The Location

Where do you want to build? If you don’t have land, we will help you find and acquire the perfect site.

Phase 2 – The Design

How do you want to use your space? We explore your lifestyle and craft a design based on your wants and needs.

Phase 3 – The Features

We discover the benefits you want to experience in your new home. Then we identify the components necessary to provide those benefits. Understanding the relationship between features and benefits is essential to creating the perfect environment.

Phase 4 – The Build

We gather and review information to develop the best plans and construction documents. We build a detailed schedule of construction events that outlines every day’s activities from start to finish. By managing this schedule attentively, we adapt to the daily challenges of product availability and labor force constraints. Last but not least, we ensure we are responsive to your needs, courteous to neighbors, and mindful of our surroundings throughout the construction process.

Phase 5 – The Move

This is the fun part. When we see people move their furniture and belongings into their new home, the projects we build come to life. And, we have new friends that will enjoy what we helped them create for many years to come.

Home Remodeling FAQs

Can I still live at my home while you remodel it?
In many cases, you can stay in your home during a remodel. Whether it works for you depends on the project scope and your comfort level. For remodels that include the kitchen, we can help create a temporary kitchen space with appliances and a sink in another part of your house. Living through a remodel involves adjustments. Open communication with your project manager is key. We can discuss scheduling to minimize disruptions in key areas and explore phased remodels to tackle areas one at a time. We also prioritize dust control measures to create a designated “clean zone” in your home. Staying put can save on moving costs and offer peace of mind. However, construction creates noise, dust, and limited access to certain areas. Discuss privacy protocols with your project manager for your comfort. Ultimately, the decision is yours. Legacy will work with you to understand your needs and develop a plan, whether you stay or temporarily relocate. Talk to your project manager to craft a personalized solution for your remodel.
Many contractors use “allowances” when pricing a project without considering the quality or cost of the fixtures and finishes you eventually choose. This can lead to a significant difference between the contract price and the actual cost of construction. With a PSA, you have the opportunity to work closely with your contractor to select your preliminary fixtures and finishes. Allowing us to accurately base your allowances on your selections, resulting in a more accurate budget. We can determine a price upfront for projects with fully developed plans, specifications, engineering, and the client’s fixture and finish selections. However, this is only typical for a few projects. There is usually a significant amount of work remaining to finalize the design, make client selections, clarify technical specifications, and develop a preliminary budget that aligns with the client’s price point. This often involves an investment of time. This process can take anywhere from 10 to 100 hours, depending on the project’s size and complexity. For projects requiring this additional work before a reliable price can be established, our Professional Services Agreement outlines what our company is willing to do at no cost (aside from time and travel expenses). It also specifies what we will charge for additional services and how much credit we will provide if the project is awarded to us and a fixed-price contract is signed. In summary, a Professional Services Agreement is a legally binding contract that establishes the terms and conditions of a construction project. It ensures a smooth and successful project while also providing peace of mind by clearly outlining the quality standards and expected level of service you can expect from us.
There is an immeasurable value in the freshness of a new home—a sense of being up-to-date and ready for the future. This emotional aspect can’t be overlooked, as it directly contributes to the homeowner’s satisfaction and pride. For growing families or those seeking a lifestyle change, a new home often embodies these aspirations and serves as a catalyst for a new chapter. Remodeling offers different advantages that might be a perfect match for homeowners—namely, customizability. By revamping your current residence, you can tailor every inch to suit your style and needs, integrating the latest tech and enhancing energy efficiency. Additionally, home remodeling allows you to stay in an area you love. In a home remodel, it is a chapter that you will write yourself. Deciding whether to buy or remodel your home is a multi-faceted decision that involves financial, emotional, and practical considerations. Each option presents a pathway with its rewards and challenges, and the right choice will ultimately hinge on your unique circumstances, goals, and vision for your living space.
