Jackson Design Build to Add Twenty-Two Townhomes in Sloan’s Lake

DENVER, CO — Jackson Design Build, one of Denver’s most respected custom home and multi-unit developers, is planning a new addition to the rapidly growing Sloan’s Lake neighborhood — a total of 22 new townhomes spread across three separate projects. Pricing will range between $395,000 and $620,000, offering an appealing mix of affordability and modern design.

“We see three main buyer types for our Sloan’s Lake projects,” said Dave Jackson, President of Jackson Design Build. “Young professionals who want to live close to downtown, empty nesters looking for a no-maintenance, lock-and-leave home, and existing neighborhood residents who want to stay in the area after selling their current homes.”

Expanding Housing Options in Denver’s Urban Core

The plan begins with the 1625 King Street parcel, which will undergo the city planning and demolition process before being sold as a shovel-ready development package to another builder. Jackson anticipates listing it for sale in the second quarter of this year.

“Developers in and around Sloan’s Lake are eager for land, just as we are,” Jackson added. “We don’t expect much difficulty finding a partner to build and sell these homes.”

Current Projects Underway

The first project to break ground will be located on West 19th Avenue, where construction begins this month. Jackson purchased the 0.2-acre site in May 2015 for $575,000, with an estimated total investment of $2.8 million and projected total sales near $3.3 million.

The six-unit row of townhomes on 19th Avenue will range from 1,100 to 2,200 square feet, featuring:

  • Three-story designs with rooftop decks
  • Five units with three bedrooms and 3.5 bathrooms
  • One two-bedroom floor plan

Pre-sales are planned for the third quarter, with move-ins expected by late 2016.

Future Development on King Street

Jackson Design Build recently acquired additional nearby properties on King Street, planning two more townhome developments.

The company purchased 0.54 acres for $1.65 million in November, later subdividing the land between two LLCs—one owned by Jackson Design Build and the other by a private investor.

The upcoming 1645 King Street project, retained by Jackson Design Build, will feature eight townhomes, arranged as two four-plex buildings. Units will range from 1,100 to 1,400 square feet, with construction expected to begin in the fall and completion about a year later.

“Development costs have risen as the market booms,” Jackson noted, “but values are climbing too, which makes these projects viable and exciting.”

Project Design and Construction

Real Architecture Ltd. is the project architect for both the 19th Avenue and King Street developments, with Jackson Design Build and 303 Development serving as general contractors.
The company is also finalizing a construction loan to fund the King Street build.
