Our Design Process

MEET

In our first meeting we listen to everything you want to have in your new home. We ask questions and take detailed notes. We may even take photographs and measurements. Then we will explain how we can help you achieve your goals.

We assemble detailed descriptions of your project to clarify the “Scope of Work”. We may generate sketches, drawings, and product samples to better understand your preferences.

We present you with a detailed description of your proposed home along with a project timeline and cost estimate in the form of a Design Proposal and Agreement.

We discuss the Design Proposal with you in detail and answer your questions. We will make any necessary revisions for you and then we will sign off and have a Design Agreement in place. See sample Design Proposal / Agreement.

The list of required documents in the “CD Package” varies from project to project and with building department jurisdictions.

Our Construction Process

CONSTRUCTION PROPOSAL / AGREEMENT

With a complete “CD package”, we can Execute a Construction Agreement. This agreement is our performance guarantee to you, referencing the documents in the CD package that define the project. The Construction Agreement also states the estimated construction cost, estimated timeline, and many other details relating to the proposed construction.

The next steps are to secure financing for the project so we can submit our CD Package for building permits. If needed, we often assist our clients with procuring construction financing by making referrals to our known and trusted construction lending partners. When project financing is in place, we will apply for building permits.

As we wait for building permit releases, we start ordering long lead-time products and visiting our partner showrooms to finalize all color and finish selections. We also start lining up our trades to start the first stages of construction.

When building permits are released, we can begin construction. As we go through construction, we will continue the process of finalizing products and finishes, revising the construction cost and timeline estimates, and building your custom home.

We will complete your home 100% before you move in. And as you move in and get settled we will be there for you if you need us, but we will deliberately stay out of your way until you are settled. Then we begin our one-month, six-month, and one-year warranty follow-up visits to get your 2-10 HBW warranty going.
